A house inspection, by nature, is a momentary snapshot of the condition of a house or property.
This snapshot maintains its validity apart from normal usage or extraordinary external influences of the property. Usage would include, for example, scratches on floors, rough usage of cabinets and the like. External factors could be a storm, earthquakes, falling trees or floods.
All structural and “static” aspects of the property, which by reasonable assumption have not been altered and maintained correctly, remain valid under the inspection. Depending on the reasonable lifetime of each part, the inspection has a validity of several years.
