In almost all of Europe, prices of houses have increased by 30 – 100% and more over the past 10 years. Rents increased between 5 and 160%.
In Spain, rental prices have increased, but not purchase prices.
This means that if you want to buy in Spain, it’s no more expensive than 10 years ago (I’d say it’s even cheaper).
BUT – and this is the interesting part – if you are thinking about renting out a property, prices have increased 5%.
European countries with favorable rent/ price ratios are:
Estonia: 140/162
Lithuania: 99/111
Ireland: 40/68
Spain: 0/5
Cyprus: -5/-2
Italy: -11/3
Greece: -28/-25
Switzerland: 0/10
